One of the advantages of buying new construction is most new homes come with a New Home Warranty. Every builder does things a bit differently, but for the most part they follow this pattern.
1 year materials warranty
2 year Mechanical Warranty
10 year Structural Warranty
I’ve found some builders are better about honoring their warranties than others, but for the most part, they do a good job, especially in the first 2 years. If you find something that is clearly a builder defect, they will almost always come make a repair in the first several years.
